What are some of the Cardone-isms that irritate the hell out of you?

About 5 years ago there was two separate lawsuits in two separate states where tenants were suing their landlords because they said they were injured by toxic mold.

I hate to make a fuss it’s just so irritating that they didn’t do it right when they did.

Similar to peanut butter; I can eat a jar of peanut butter (which can contain arsenic and other toxic contents), whereas as other people can die just from a small taste.

The capital gains in particular really irritated me because it felt like, after the pennies left over from taxes I then had to pay again.But I never worried about my fellow human in the way I worry about them here.

I was more or less irritated that they are claiming inspection issues without validating their claims or allowing a response and wondering if its allowed in IA.

If you calculate IRR It essentially is a ROI but not necessary cash in the bank.  

I don't love that he didn't ask me before buying, and I don't love that he went into my shed without asking me, so, but I want to make the right decision not the irritated decision.I own a 2 family and he lives upstairs and I live downstairs.

Before purchasing anything make sure the following criteria are met; a)is it properly zoned for your needs. b) is the “dirt” suitable to support the buildings - obtain accurate soil borings and procure a topographical and platt of survey c) determine if detention areas are required, necessary fire safety access roads, suitable septic/well areas d) make sure the land has never been home to any toxic dumping or environmentally questionable materials e) easy access to utilities.
