Since then, I have had to evict two tenants using attorneys, which were very costly, one tenant stabbed two women and went to prison for 8 years, one tenant beat up an elderly man, and one seemingly bubbly woman committed suicide and i had to deal with family out of state who could not get along, and a few tough other scenarios.

I beg to differ.Finally, I'm saying that at least in real estate, every single person I've met with very high initial financial goals such as the one outlined by the OP tends to eventually meet with spectacular failure due to their taking on suicidal risk.Glad I could clear that up for you.

I bought a Mig welder and a bunch of tools and suicided the doors on my Ford Ranger, shaved the door handles, sunk some different taillights into the back, ported the intake, custom built an exhaust, modified this, customized that.

Then, you've got the whole p@ndemic situation that caused people to move out of highly restrictive states & cities where lockdowns caused massive job losses, business closures, suicides, etc., these people who were fed up moved into more "free" states such as Arizona, Texas, Georgia and Florida.
