(I'm a slow learner but thank God I'm stubborn.)

Now as an Agent I understand how values work and how stubborn sellers could be because they value the home with a mix of greed and put a high value on the memories created in the home.  

But if her offer IS accepted and not mine ofcourse I will be helping her with the project even though she is being very stubborn!

Again, I like the idea and think it has potential BUT the sales pitch/convincing stubborn people is I imagine having issues.

The last one (DTI) was partially my own fault for stubbornly refusing to accept less rent despite what market conditions were telling me, so I suffered extended vacancies, negatively impacting my DTI and the purchase attempt.  

I'm more stubborn and feel determined to make them pay for significant damage that will require time and money on our part to rectify.Any thoughts/advice greatly welcomed.

In fact, for investors that are stubborn and insist on doing so, I tell them to only consider it if  they are breakeven on their monthly cash flow with the property AND they plan to hold for 20+ years.  

There have been other offers on the house in the meantime, but the seller is stubborn and has refused them.

The tenants then still manage to accumulate more of the stuff month after month for the duration of their stubborn clinging grasp upon your property until you are finally able to get them out.

No.. the internet will show your competitors that DO have a website and you have then done a LOT of work ... to hand over that precious lead to your competitors..I know because I am that competitor in my market.I tell people to get a website yet they are too stubborn to listen to me.
