One CPA told me if one has high income is looking for ways to shave some taxes is to buy a smaller property that one can manage. 

Their case has lots of hair to shave before they can win. 

You may be able to shave off a few dollars here and there but ultimately it depends on the cost to replace things in your market.

I use the expanding foam with the bitter taste (pestblock, it's called) in those areas, then lay the traps to make sure there aren't any trapped inside the apartment.I'd disagree with your pest guy. 

Now I know it's possible that we could shave maybe 10-15K off of the rehab costs once the contractors get an up-close look at it, but that still leaves us in negative territory.I'm at a loss and a bit discouraged.
