First of all, what a story!

Long story short, if you use an FHA loan to buy a property, you need to actually use it as your primary residence (move into it and live there) shortly after closing and continue living there for a year or so.

I was working with a DSCR lender on comparing options on a seven property portfolio purchase a couple years ago and the difference between bundling them and doing them all separately was negligible.

Long story short if you are committed to house hacking the sky is the limits and there is endless possibility, it really comes down to your comfort level and where exactly you need to be in New Jersey.

I had tenants who had not paid in seven months and we had been to court twice before and the judge said, "they said they are trying."
