I would actively look at the broker/local investor route as it is easier and helps you be more efficient esp. at this stage of the RE cycle where everyone is demanding more than what their property is worth.

Assuming the new fits the old frames, you can just recycle the new frames, or replace them as needed.We do the same with windows when both panes have been broken.It is not always the most economical when looking just at materials costs, but when factoring in time and difficulty - it is the easiest and fastest.

Fiberglass lasts longer, is more dimensionally stable (less bowing and warping) and is a bit more environmentally friendly but the inhalation of the powders produced when grinding, cutting or sanding the finished product is known to cause of form of Mesothelioma as well as the more common skin irritation.Aluminum will last the longest, and is recyclable.

Based on how much development is going on in oceanside, the fact that you have a major military base right next to you that will keep bringing in and recycling new people every year, and even looking at vistas development - it's not crazy to think that EVERYONE in the Tri-city area is preparing for the high appreciation that appears to be coming to Oceanside and the Tri-city area as a whole.If you're dead set on building more cashflow, I'd recommend out of state.
