Breaking lease other than by being late with rent usually results in “violation of lease” notice followed by eviction 2d or 3rd offense depending what offense is.

I dont advertise this very much because most people (no offense to anyone in here intended) dont understand it, but our company moves securitized real estate at a small discount with rated weighted average returns.Now I dont know if you can pull off the required capital, but for example we source investors for two of our sources that sell rated loan pools.
