I agree that networking is your best bet and aligning with a mentor is a great idea.

My focus is going to be on multifamily so if you, have information you wanna share or want to be a mentor or possibly even a sponsor I would love to partner on some deals.

Seek out mentors, seek out a greater understanding of the connected whole.  

I truly have a unique situation as one of my mentors mentioned so I am trying to see what the best decision to do with what I have is.

Consider contacting a local real estate mentor or joining a real estate investing organization for assistance.Good luck!

The other 75% of the skills required to be a good developer will have to be learned elsewhere (a good mentor is the best way).These include everything from Zoning/Subdivision/Land Issues to Environmental Issues to Permitting Nuances to Design Issues, plus all the differences in financial analysis.

You could look to mentors to guide you through the process but be sure to do your due diligence before spending any money.

Looking ahead, have a knowledgeable mentor, investor or inspector look at some of these properties, ideally with you in person.
