HowdyI have some Land in the Blue Mountains just outside of Walla Walla, Washington. 

Every first Tuesday of the month SAREIA holds their monthly meeting, also there is a real estate investor meet up at Joe Blues on that same Tuesday. 

A blue chip dividend growth stock say Proctor and Gamble will have a lower PE ratio, say 15, that might be the equivalent of slow steady appreciation, but no real price appreciation.

Make sure you drive by the property often, since I have no doubt the tenant will only cut the lawn once in a blue moon.

Personally I invest outside of OKC in strong blue collar communities.

Those that exist are super pricey and the cap rate is super low for even blue collar areas.So right now given the lack of realistic multis to parlay into, I'm considering just eating the tax.
