Time IN matters way more than TIMING the market.Humans are hard wired to be loss averse, meaning we irrationally over estimate the likelihood and severity of something bad happening and underestimate the likelihood and benefit of things working out in your favor.

People can act irrational for sometimes no reason, and I think the divorce could complicate it.If they do move out on the 15th, I would do a walk thru taking a video on your phone just showing the property is abandon.
