Any idea if the IRS still wants their money plus 15 years of intersts?

The “secret sauce” is nothing more then the terms of the financing I hope to pull off and getting butts in the seats.I'd bet money most investors would no more be intersted in this kind of a deal as far as the buy and hold part then they would use 100 dollar bills to light their furnace.

Columbia City, south of Interstate 90, is an up and coming neighborhood. 

But private money is best especially when they lend you 100% purchase and rehab, and then back end the interst payments!

Understand the crime, ratio of homeowners to renters, accessibility to the interstate (traffic is a major problem in some areas), upcoming zoning issues in the area, ect....

Much like yourself I am intersted in Wholesaling before moving on to rehabbing. 

I don't know the market but it makes sense that it could develop being a RR hub and have two major interstates crossing there.In Baltimore there are several clubs..

The property is in a strange little neighborhood situated as two blocks between a MAJOR interstate and a railroad track. with a number of vacant lots also a number of similar old houses.
