Ideally, they use the same appraiser so you don't have a hiccup from one to the other.

For those that are self-aware, its because they can't or don't want to keep track of incoming rent transactions along side day to day transactions. 

They are that you have the ability to purchase their property so what that means is proof of funds, whether bank letter or liquid funds, and experience to handle the transaction in a seamless manner without hiccups.

Rentals have been preforming well without any hiccups for ten years so everyone's in the game, increasing the number of investors you are competing against.I'm in a small market where property doesn't cash flow unless you can find a deal off-market, before it's listed to the public.

You might have to find one who is not quite so local to yours or who is part of a chain like Century 21 or something that might work along side someone closer if a different branch office has the international marketing designation.
