What is their tract record and how realistic are their claims?

Another thing I've found, new construction is so rare (unless it's the big home builders doing tracts) that the subs are dumbfounded and keep saying they'll come to the job to look at it, I explain they can't do that because it's just being framed, and for instance I want the drywaller lined up BEFORE framing is complete because they come in shortly after that... it's so different here than where we moved from and people were hungry for work. 

Find out what the builders paid for them and compare the tracts.

These tracts certainly have value, but hardly the value their owners paid for them.

The property is 12,600 square feet in a tract full of 6,000 foot lots.

I love renting to this niche and am on tract to obtain 2 more houses in the next 10 months.

I know of some properties that are near rail road tracts that have been discounted 15 to 20% because of this.  

Our combined goal is 10 houses in 18 months and we are on tract.
