Until then they would continue to owe rent on the place and failure to pay will result in an eviction which will remain on their credit history for an extensive period of time.In the future it may be useful to include (if allowed in your state) an Early Termination Clause in your lease.

If it is the second then, I personally would let the client know that we are not a great fit and it's best if they find an agent more in line with their thought process.Showing a client 20 properties outside of their price range is just setting things up for failure.

You can not control every step a tenant takes, however, your bestvstrategy is to protect yourself by plugging in verbiage into your lease agreement that states that tenant is required to use the vent hood when cooking and failure to do so which causes damage such as smell in drywall, discooratiins, etc will result in thetenants security deposit being forefieted.
