The Christmas party basically turns into an Irish Pub and people drink heavily. 

Don't fall into the hole of drinking a lot of alcohol.

@Sejin Kim you will definately want to be there for the final walk thru, especially if the tenants will be out before closing so you get a true picture of the condition after they remove their belongings.

When I go on vacation with family and friends we spend our time doing things , spending money on fun , seeing the sights , going out to eat , drinking too much . 

We didn't even think of contacting another investors group, and we belong to AZREI, the largest one in AZ.

You see, the property is not actually mine; it belongs to a good friend and his wife.

They would be good places to meet seasoned investors and service providers and they do not have any cost other than the food or drink you purchase.
