I reached out to the seller to request details of the repair and asked why this was not mentioned in the seller’s disclosure.

If you provide specific information such as the address, property purchase price and value,  credit, property rental income, taxes, insurance, experience, and Fico you should be able to get a term sheet detailing all the closing costs. 

Worth noting that most firms will do two types of studies (although they may be named differently) - detailed engineering and modeling.
