Updating the BiggerPockets Influence System
16 May 2012 | 190 replies
Back to this topic, as I discussed my opinion with Josh in person, I do not see a value to us members in the new influence system and prefer an idea of a badge system with some democratic means to get a badge, thus removing just about all possibilities for the system to be "cheated" and to provide more valid confirmation (for lack of a better word) to users on who is an expert in what field(s).The idea would be to get rid of the point system and replace with a badge system.

Now, you as a landlord maybe the nastiest racist white trash on the planet, or you maybe the most even handed Democrat voting metrosexual attempt of a man, if you disregard the eviction record of two white tenants, how do you justify denying the third application from a black man that was evicted at some point?

Anything passing Fannie Mae's cash flow positive test using [ Rent * 75% - PITI ] will also be incredibly easy to get financed, assuming your credit / income / assets / retirement are otherwise in good order, and an above average lender.Condos, or anything with an HOA, is somewhat risky because your landlord duties/responsibilities/rights are in part shared with a democratically elected committee of busy bodies.
