(I should note that I live in Japan so buying a house and living in it is not an option for me.)Sincerely,Cory Ballantyne you're gunna hate me for this, but I wouldn't consider buying in America, from japan, for your first deal, unless you had in the range of $75-$100k. when you invest locally, you can get low down payments and house hack, you can drive to see properties, you can go to investor meetups and pick peoples brains, and you have the luxury, if something goes wrong, of seeing what went wrong and even going in and picking up tools yourself to save on labor if absolutely necessary. from japan, you will need to fly to see any property you hope to buy, probably have trouble meeting up and networking, and everything will have to happen with boots on the ground financed out of your pocket.

Find investors that have already walked down the road you are going to travel and pick their brain and get their contacts and then you pay it forward no charge.

I was hoping I could pick the brain of anyone who would be willing to provide me with information on the top areas in Bucks County that contain the densest population of multi-family properties. 

A great option also, is to call a local property manager and pick their brain on the rental rates.

I called a sawmill to pick his brain as well and he thought it might bring a few hundred bucks per acre based on my description but that only small guys (hobbyists he called them) would probably do it and they would do it on a percentage, i.e. they would pay 40-50% of what the sawmill would give them, so if there was $10k of timber they'd pay $4-5k after harvesting. 

It would be helpful if I could pick your brain to understand the total cost of owning and operating this kind of business. 

It would probably also work better if you were buying a single family home, because that would pull more on the "aww how sweet" part of someone's brain than moving a family into a 4plex.

I was thinking it would be a bit more brain effort on the prospective tenant's side.

I went in with an open mind and Fryman blew me away with all the wealth of knowledge and information he taught, It was like a water hose on full force into my brain.
