Its against my loan terms, and you cant stay at a prperty that is being shown it has to be clean.

But using that mindset, so is landscaping, plumbing, or clean out during turnover.

I take a percent off of total top line (including cleaning fees) that is 5-10% less than what a local "hands on" operator would charge.

Turning on the fan will also help eliminate bathroom odors and odors from harmful bathroom cleaning chemicals.Pro tip: Add cleaning the exhaust fan on your cleaning crew’s checklist during turnover.

House is cleaned out  and ready for work to be done. 

One that I'm getting close (hopefully) to the end of, was a flip that was a public nuisance property with two lots on either side full of junk (like 10 dumpsters worth..)There was great opportunity with the house, but we bought the other lots as well and cleaned them up (as no one would ever buy the house with those lots filled with junk). 

If not, are there any other solutions you’d recommend?

You can get similar returns with co-living (padsplit ect), but that will likely not be a long term solution for you since you have not enjoyed being a landlord.
