So you really need to dig into the leases and see what is possible to offload expenses onto the tenants for base rent with CAM instead of gross leases.

The owner wants to sell.I pay rent (obvious) of about $8/yr (3% annual increase) + $3.50 for CAM (lease through 8/19, but extending through 8/22 before any sale). 

For what it is worth, a cam is simply a recording of what has happened, not really prevent it.

I cam across Finance of America Commercial and spoke with a representative who sent me over an application packet for a line of credit product. 

The other two units which are 2300SF each rent for $4500 and $5900 (this includes CAM). 

Are there any CAM (common area maintenance) charges?
