@Steven Hamilton II I want to mention that My husband and I both reside in California, and I manage the property remotely from California via Zoom calls, and also physically visits the property.

Multifamily is not as volatile as single family because when the real estate markets experience any type of correction, people flee to multifamily residences.

It has an awesome job market, which is bringing in a lot of new residents, and that keeps the demand for housing up.

I mean, hey, your such the awesomest and EVERYBODY loves CA #1, so no doubt every CA resident will be ecstatic to help chip-in for it all. 

Since there is a co-owner, you would have to purchase the property and it is really hard (if not impossible) to pull a HELOC as the basis for the purchase (since it is not your primary residence).
