However, I'm finding the available comps to be quite sparse, and the spread is larger than expected, making it challenging to pinpoint a likely value for these lots.I'd greatly appreciate any insights or local knowledge about this market.

When I used to be a Realtor, I ran comps manually using a simple spreadsheet I built.

But if I were to demo it, I would remove the slab as well as new layout may have different locations for plumbing which may require it to be removed anyways.
