Offers are the beginning of a negotiation and anyone that understand leverage and negotiations understands the concept of an "anchoring heuristic".

IMHO I would say that if we are talking a real anchoring (e.g. for this nice thing to never happen again and without this referring to the mighty Odin who will keep all the bad guys from Valhalla ), I would suggest that you might consider working under a platform of an investment fund (we have it under 506 (e) SEC - in essence not expensive arrangement at all ) or a similar unit, where you essentially seek for money first and therefore ALWAYS SECURE THE DEAL BEFORE you contact a lender.

I start to think about what "WE" want as we grow together what our life will be like....This gave my "experience" driven mind an anchor : what it's gonna be like when we are 38, 42, 47, 55?!  

I understand price anchoring as a sales tactic but I am worried about the seller's reaction. 

All my NJ Real estate anchors near transportation and have had stronger appreciation and rental increases over the years.

I personally wouldn't be scared off by the wall anchors.
