At the end of this month it will be 5 years as a member.I had lurked a bit too before, I was on another site, defunct now, a guru had it but the forums were a free speech area as to my guru bashing (which has gotten worse over the years or better, depending on your point of view).I remember Joel when he was asking agent's questions,  and Jon K. asking questions as well, as well as others here. 

I tried to mention you when I first created the post but couldn't figure it out.You wouldn't think that california would allow something like these because of all their regulations but there is a company not too far from you that is building them - RSI Homes out of Newport Beach.From what I understand they build them start to finish but there are other companies out there who provide framing and trusses jig built in a factory.

I guess - buying questions are good - Is it near shopping - what are the utility bills etc. etc.I also look at how they communicate if they are self centered or about them being aggressive in their speech patterns.Most of the people I have rented to really don't read the whole Craigslist ads I've posted.

To address some of your points:I have prepared and rehearsed my "elevator speech" over and over.

Not all people who are deaf use sign language, some prefer speech reading (lip reading combined with facial movement).

It is not much of a speech, if they show interest I tell them more if not fine. 

My step mother (who I LOVE to death) has cancer and gave me the "I want to see you start achieving your dreams while I am still alive." speech yesterday and one of those was to start investing in real estate in the next year or less and to move to Florida. 

You'll light a fire under his *** and give him your "Any Given Sunday" speech talking about "inch by inch".
