Joseph Duenas How Much Debt is Too Much Debt?
22 April 2018 | 16 replies
You don't want to have different loans coming due where you must go ask for renewals or new loans in much larger amounts to consolidate debt, it can be easier for a lender to say no.Lastly, yes, lastly, another aspect of debt held by mortals is debt concentration, mentioned this a few times lately about that infinite financing with BRRRR, it's not infinite, not with conventional financing. You can reread the above, pick out more detail, but all of this plays on loan concentrations, too much money loaned to one borrower or another side for lenders, too much concentration in the types of loans made.

Mark Elliott extremely lengthy closing, what do i do?
26 March 2015 | 6 replies
hello to everyone. i have a question regarding a closing that is taking far too long. i have a flip house here in western new york. i finished it and put it up for sale in late august 2014. signed a sales contract with the buyer on november 11th. since then, he, the buyer, has given me a long list of repairs he wanted done on the place, which i did, including replacing the roof, myself, in the middle of december. now, since the repairs have been completed, i thought the closing would take place, as scheduled, on january 5, 2015. that date is written right in the contract. since then, he has " waffled" around with his VA loan, switched to a different bank and type of loan, and, as you can imagine, postponed the closing multiple times. i have heard from my agent and attorney on rare occassions that they need " this" or " that" from me. the latest thing they wanted from me was a letter indicating when the roof was completed. they already know this. i re-read my contract. i have what i believe are numerous reasons to cancel the sale. every week i hear " it should happen next week." i have been hearing that since mid january and here it is late march. also, within the contract, i have found a clause that allows me to demand a closing within 7 days of any notice i give them. should i contact their attorney and envolk the 7 day closing or notify them of my intent to cancel the sale effective immediately if we do not get a closing soon?

Malcolm Burton Need creative financing for my current foreclosure and rehab properties

Your post was perfectly clear, and yes, I know you are Malcolm...I just figured you had some need to be referred to in the third-person so I was trying to do that for you...Go back and re-read my post...it still applies...Now that the bubble has burst they are worth less, and yes the bank is willing to short sale.Sorry, but if you have multiple properties that are now worth 25% of their purchase price, you clearly made bad investing decisions.

After re-reading this post, I think there may be some confusion as to what I was saying, below is a sample of code you would use to perform what I am speaking of:meta name="robots" content="noindex,follow"-or-meta name="robots" content="noindex, nofollow"As you can see this is not your garden variety "no follow" code which I believe has caused some confusion....hope this clears up any confusion...sometimes the mind is too fast for the fingers:)
