Are you a mom and pop landlord whose most likely risk is a premises liability claim likely covered by insurance or a small claims suit for return of a security deposit?

I just keep seeing more and more pop up for sale at insane prices. 2 bedrooms for $725k that were last bought in 2022 for $695k using a HELOC on their primary to fund the down payment.

I've found many excellent wholesalers I do business this way.Another approach...just Google "sell my house" in your area and there will be at least 3-4 paid ads, and dozens more unpaid that will pop up.

I buy seller-financed notes and installment contracts nationwide. 2024 has been my most active year to date.I absolutely love working with mom-and-pop sellers.

If you pay attention to these gurus you begin to realize they are similar to a "tag team" wrestlers on WWF (fake too by the way)...one so-called "expert" REI will ply his crap for a while and then all the sudden another guru pops up touting the advantage of using this other gurus slop...but in the end its all the same swill.6.

A property just popped up FINALLY close to campus, would be perfect for our junior (and OUR FRESHMAN who can live off campus May 2025).BOTH sides of the duplex are leased until May 2025. 

It's been the pursuit of mom & pop investors that got priced out of Raleigh, and they're propping up the rental market with no support from the industry demand, population growth, or anything in between.
