I may be looking at some deals in East Texas, so documents for TX would be greatly appreciated as well.  

I am shortly listing my property (near ironwood point, east side of the lake) which is not in an HOA, has a deeded boat slip and is about 6 houses from the lake(5 minute or less walk). 1.5 acres property, setup for short term rental.

If you're looking short term rentals I would only reccomend the north east peninsula.

Additionally, there's really not any properties on the east coast that have seperate water meters on 4 or under units. 

I made a type above Shocker I know.. my HML company was in Oakland CA and we serviced the East Bay and a little of SF. 

With that said, Bryan is spot on because you get those rents are in the better neighborhoods in the east side of town 31907 area.
