Hi,I'm under contract for a fourplex, and currently in post inspection negotiation.My real estate agent asked me to sign a repairs amendment to the offer that includes a termite letter for the entire property (disclosure from previous offer inspection), as well as FHA required fixes.My question is: should I include additional repairs on this list, or is it possible to negotiate those big ticket items after the current repairs are done?

However, it always depends on the shape of your property and age of big ticket items like roof, Hvac, etc.

That's why these companies can get away with charging $50k for education.Sure, there will be some element of "teaching" involved, but you can get that information in 10x supply on your commute to/from work in the form of podcasts. 

A degree is merely a ticket of entry into companies and professions.

Spend the money on a plane ticket, it will come back to you, exponentially.

For things like outsourcing upsells where you're just the middle man (e.g. providing an option to purchase tickets to a local tour or theme park) I doubt that would change the taxable structure, but definitely a conversation to have with a CPA.  

I'm not even sure if they need heat down there but you could probably even get away with doing a air handler with heat pump.
