Hi,I am looking for a reliable real estate agent for a home we want to put on sale in Buena Park.

We're in the middle of rehabbing a 22-unit in Indy and I need good, reliable contractors to help get the work done.  

For example, if I can't determine how much rent the tenant has paid and how reliably it has been collected, I let the seller know that I cannot consider some or all of that tenant's rent in my income valuation.

You may find that you can't make those decisions reliably until you've soaked up many stories from many investors. 

That doesn't mean that there's no way that this could be a good deal, but I would advise to only buy if you can get the property at a price that you personally consider an "exceptional deal..." for you...Being in a rural setting or a "small town" also means that vacancies will be harder to fill, and reliable property management might be hard to find.  

I struggle in my market of Philadelphia to find reliable comps.

I am in the process of getting a car for transportation right now as well so I will be able to actually apply for locations and have reliable means of transportation to get to work.
