Excel or quickbooks?

It's not in too bad shape, but was a smoker's house and hasn't had any cleaning done in years.Based on a quick walk-through I'm looking at internal painting, minimal external painting, carpet replaced (or removed to get to the hardwood floors where possible), a bunch of minor repairs to things like gutters/eaves/etc.In a perfect world, this relationship would continue to care for the property as issues occur in the future.

My one disclaimer is the obvious--ensure you leverage the right relationships with family/friends. 

I think your best bet for something u can do right now would be to attend local metups in your area. network to other investors. try to develop a relationship with your local credit unions.

Regarding excel, i'm extremely proficient in.

A buy and hold strategy in Hilton would be excellent if you can find a duplex (or any multi-family), but they are difficult to come by.

I've had excellent luck on Facebook, posting an ad in a local "Sale" page.

For tracking each campaign I use excel however any call backs, appointments, warm/hot leads, contracts and deals all get entered into my CRM so I can notate and follow up appropriately. 

Many of my real estate clients have also come from work relationships.
