I have a few LLCs that own rental properties; a mix of buy and hold and BRRRR.

The mix of cashflow+rent growth+appreciation is what builds real wealth. 

Wholesaling is a tough business, not impossible though.I have mixed feelings on hiring mentors, I think if your ambitious the information is out there, I don't know that you have to pay someone for it. 

We have a client using a 203k loan to convert a mixed use property into a 4 family, and just closed on a 6 unit property for a client that was neglected by the previous owner and in desperate need of some TLC (but we paid appropriately for it).

The one out of ten that didn't sell and wasn't overpriced had a 100 lb Rotti/Pit mix that the owners would not cage.  ;-)

Still learning about creating leads and talking to potential sellers mailers, cold calling, email just a mix bag of deployment strategies so to speak that I'm working on.

That is a mixed signal and tells me they do not have well defined goals set.Set your goal first, then create the strategy to achieve that goal.. it’s like the freeways you would take to get to your final destination on a toad trip (Disneyland).. the freeway is the strategy and the goal is Disneyland .

Questions:This is a weird mix of things, what would you be interested in knowing, other than current financials?

A couple guys are into the buy and holds and a couple are stronger at the wholesaling/flipping side, it was a great mix and open discussion/networking.
