After trying my hand in Arizona with flipping and finding no success (aka analysis paralysis) I moved to Orange County, CA to start a sober living with a buddy.

thats true, I thinking after I see it I'm going with about 20-24k on an offer when he said o.b.o, I used to sell and buy cars ( apples and oranges lol) I'm thinking when someone says o.b.o, they have a lot of wiggle room and don't want to share it because of a figure they are trying to stick with but push come to shove his bottom number maybe a lot lower, 

My main strategy is wholesale.Again, I have active REAL buyers in LA county, Orange County, and Riverside County, all legit, just need real deals to present.

I am interested in historic properties, affordable housing/section 8 and open to areas to fix and flip and also buy and hold specifically Newark/East Orange and around Jamaica, Queens and Far Rockaway.
