I would estimate things like this as a first pass:-Rents => $30k/month or $360k/year-"NOI" (50% rule of thumb) => $180k/yearI would then capitalize the NOI at 10% to arrive at an offer of $1.8M.

My water bill may be arriving high, but I took it as a learning experience.

So what is similar to your story is that we both would end our primary careers at a fairly young age (I’m not a sports guy but I’m guessing retirement age tends to arrive before grey hair) and could subsequently have long and successful investment careers. 

We should be arriving by 2:30 or so.

Right now my housekeepers are  on call for guests at arrival and during their stays and I have almost never heard of my guests having a problem with them, in fact they work a lot harder than I imagine and will tell me (normally when I see them in person) all the crazy request and situations they have had with guests that I never hear about.

I think it takes some time before the convenience checks arrive.
