@Andrew Caldieraro before you can value a property, you need to determine your goals and key metrics you're seeking. 

In that case, look for flexible interim financing that will allow you to pay off without penalty and then rely on the increased value to lower your equity requirement when you refi.

A lot of investors are making there tenant "buyers" responsible for repairs but if issues arise and the tenants seek legal consult you can get in some deep trouble. 

and I had to suck it up and pay that for the two years I had a prepayment penalty.  

Two of the guys I admire on BP @Jay Hinrichs and @Steve Vaughan  could probably tell you multiple stories like this and last I checked, they are always the ones giving advice instead of seeking it... to me that means you are on the right track.
