They can likely recommend a good buyer's agent (for properties this size you can still get away with using one at least in my investment market) and probably have relationships with local banks as well to get a commercial loan.

Depending on the extent of the repairs you are doing with the $25K, you could possibly drop down the CapEx % to around 5% if you are initially fixing up all the big ticket items during the rehab. - Lucas Duce

Conservatively it's worth $300,000 and I'm going to refi into a 30yr fixed for 150k (actually slightly less but rounding up for easy numbers).
