One thing to be careful of thing is that some lenders require a minimum amount for any principal prepayment, in order to re-amortize your loan and adjust the P&I payments downward to reflect your principal prepayment.

@Adam Sporinsky I would argue ARV is a reflection of market value, not current building costs for most markets.  

Average home prices in your area will also reflect your potential earnings as well as the agreement with your broker for your compensation % of commissions.

So will see. but if I got an offer on it once I have owned it a year or two so I could get cap gain or 1031 I would entertain that  other wise just see how it goes.Its in Eugene Oregon so pretty big metro area. with lots of people and this is I am sure the least expensive place in the entire region to live short of moving back in with momy and daddy  I had a park that wasn't individually metered, we made boxes for the meters to fit under the homes so that they wouldn't freeze and made each one seperate, also had to put curb stops outside the skirting so the city could shut off water without my assistance.

slightly off topic . in Hawaii, while on vacation we heard some loud yelling and and what sounded like a lot of domestic violence happening - I went outside and was trying to determine the location of it and soon another guy joined me who had also heard it - we discovered the room it was coming from and both approached to ask if everything was ok - a big muscle bound guy answered the door sweating and breathing heavy - he said everything was ok and that him and his girl were just having a disagreement -when asked if she was OK - he said yes - then the guy that was with me asked she could please come  outside and confirm to us that she was OK - I was a little taken back by his boldness , but was glad he asked - so she came to the door and confirmed she was OK and didn't need any assistance.
