you can try, but I can tell you people who have been doing this for 20+ years also have really good deals and are struggling to raise money right now for deals, and they are also contributing a significant amount of money to the deal. 

I bet you are more like 3-4%. 3) Would you take a significant capital gain hit if you sold?

You can tell they genuinely want to help people.

We started in the fall of 2013 and pretty much have all the same tenants from when each property was purchased (1 property the people moved out but then called to move back in but we had already rented to someone else).

@Youssef Labib  I don't know about the success rate of this or any big guru program, however my thought is most people at the end have parted with a large sum of money with nothing to show for it.
