Playing devil's advocate to the previous comments, how do we really underwrite right now with the eviction moratorium being extended, and unemployment being cut.

Bill 3088 passed in the California State Legislature on Monday at 10PM to extend the statewide COVID eviction moratorium.

@Monish AnandIf you have concerns then you should extend DD so you can investigate them.

Be aware if the sewer was brought this far and other people had it extended there sometimes is a recapture agreement or fee you would owe.For example a building is required to bring in water or sewer to there property.  

The wholesaler has been very reasonable, and agreed to sign a new purchase contract with the seller giving both an extended period to close (mid Nov), and a few more weeks to provide financing details. 

For us in Ca moratorium was extended to Feb 2021.

That means that your liability does not extend any further than the capital you invest.
