Inventory is higher and so is opportunity.

Even if you can convert  the office building tenants to an unusual NN or NNN scenario for that product and 1 year leases they might not can sustain the rents.You have to take inventory of each tenant currently in the building for office.

Its a fairly rural area and rental inventory in this market is low,..it should rent for 1400+/mo.Any reason to not just buy it and rent it as is? 

Aparently you have so much pressure on the inventory that even rough parts of town gentrify? 

I've noticed that lenders are eager to give out funds, inventory/good deals are fairly low and overall home prices are inflated.

My strategy for my flips is mostly to create a new entity every few properties so if an issue ever arises down the line from old assets, it doesn't affect my current inventory.

If you want to maximize your chances of finding a place wait until the busier spring and summer months when there is more inventory out there.

In SD the inventory is at a all time low.

The issue becomes acquisition cost as well as limited inventory.
