You can set up rules by supplier and it’ll attach the receipt to the transaction in QBO (which is great in case of audit or if you have questions later).

I knew what an oak was LOL.. but the concepts were straight forward and in 2 short years we were the largest NON land owner log supplier in the Willamette valley.. moving millions of board feet of timber annually. great story on the student rentals.. that's kind of how it went for me on the HML company.I asked my banker one day I said I am tired of buying court house steps I want to use these same lines of credit to make loans how do I do that.. he laid it all out for me.. that grew to over 30 million.. but then 08 hit and well you know the rest of the story.. was not pretty.. and a very serious piece of humble pie.

I could list all the ways that tenants have to control your business, make your life a living hell and potentially bankrupt you with the full support of our LTB and give numerous personal examples of how the LTB is intent on protecting tenants at the expense of landlords in our nanny state but suffice to say if you have options simply cross Ontario off your list and simplify your business.If you want proof google tenant Nina Willis.

If you are in the bad or indifferent category you no doubt disagree with my comment, and most likely won't like what is coming next.I have seen some decent property owners get roped in by bad and indifferent property management companies who, once they have you where they want you, use all kinds of tactics to keep you tied to them, including bullying and threats of raising rates, refusing to renew leases of current tenants in order to cause loss of revenue to the owner, and numerous other tactics.

My understanding is you should be OK, same could happen if previous seller orders $10000 of exotic wood flooring from a local supplier and have it delivered, then not pay, the supplier files a lien, you have title insurance.Wouldn't hurt to have something written up by the seller so he assumes the liability of this if any, and/or obtain a hold harmless from the tenant.However the liability of that one incident does not go away.

Understand that maintenance and operating expenses are not the same, but for the sake of numerical calculations on -no kidding- how much money the property will make over its expected lifetime (regardless of how expenses are labeled) I wanted to project the cost of keeping the property running.Also, understand that expenses will not be uniformly distributed over time.
