You could try to buy that for cash at a discount if it's a smaller bank and then foreclosure to wipe out the junior lienholder.Are you trying to get a loan or pay all cash?

hello , kind just getting started in investing. i've owned a 3 fam. home for about 6 yrs. it's my primary residence so no cash flow really,2yrs ago i did a deal by accident,netted about 30k.bought and sold another 3 fam. but know i'd like to make a few deals a year, signed up w/ realtytrac,bought some of there ebooks by lance young. ok the question is i just got a call from someone offering a financal freedom course or some mentoring thing, can anyone tell me more about this ?

I would consider a rehab & hold/sell if the numbers make sense.I'm relatively new to REI, but I have great credit and my financing is all lined up.Any leads on sources, properties, wholesalers, bird dogs, etc. would be greatly appreciated.My goal is to do 3 properties this year (or more if it works out well) and continue increasing my holdings/activity after that.I will be a great investor for someone willing to share leads/mentor me.Thanks for such a great resource.
