I'm curious if anyone asking has tried getting approved with lenders who are familiar with day 1 certainty or by an originator who actually reads their automated underwriting findings... 

Do you use some automated or semi automated website or other online service, or do you hire an actual guy, send him a check or money through Zelle, and have him do some actual work in the real world?

I will also recommend that you test some property management software that has automatic rent collection and accounting automation. 

FHA loans are less flexible with their guidelines when it comes to AUS (automated underwriting system).

This company built macros that bring the data into Excel and help automate filtering lists for liens and deeds.

I have this down to being almost completely automated.

There’s always an element of local knowledge and presence needed ….and though automation certainly helps, you can never remove the physical aspect completely from PM. 

Use a exclusive agent, I personally avoid opendoor properties just because the process is so automated.
