Better late than never.Seeking: I’m comfortable with investing out of the area and now seeking resources to ID MF and small apartment deals in select markets (Orlando area, Atlanta, SLC, Provo, Seattle, Stockton) possible deal partner for mentoring, and to build my team.   

I believe the penalties are up to $5,000 per advettising piece and 3 years in prison.

If you are tired of dealing with them you can offer her the option to move out penalty free, or you could just stone wall her and keep on collecting her rent.

I have followed the PodCasts for several months.There is much to learn and an abundance of knowledge here that I must find and act on.People who are active on this forum, and actually doing deals are who have the advice I seek.

I do this with pets, rent due dates and penalties, etc.  

I couldn't find any information on alternatives for adherence, penalties, etc.

If you can't get approved through a standard lender try seeking portfolio lenders or small local banks that keep their loans in house and can be more flexible with their lending standards.
