For myself I am looking for a house hack deal, so I was narrowing it down to 4+ bed and 2+bath. 

We don't have homes in the $200k ARV range here but if we did, I'm not getting out of bed for anything under $25k.

Bottom line, get your own inspection from an inspector who is seen as the best in the biz.

They should have contested a line item then as we had done when security deposits and commission to the buyers agent was not listed.
