Netflix doesn't have options for tons of accounts, but we create a new email address for each property and set up any subscriptions through that address.We also set up a separate credit card for each property to have all automated expenses use that card.

With this mix of software: Guesty, Price Labs, automated locks, guest communication, guest screening, and cleaning scheduling, the whole job seems to be covered. 

But I did decide to venture off to try the automated in other states and see which ones give me better results (as far as sellers agreeing to a lease option scenerio).

Anything AI based / automated would be great.

The lease should also have terms about quiet hours, and acceptable levels of noise (the easiest way to deal with the noise issue is to not allow musical instruments, and to require everyone to use headphones instead of speakers).You can manage utilities in a variety of ways--the easiest is for the owner to have all the utilities in their name, and then charge the tenants a flat fee for the utilities.

. - handwrite the letter, personalize it to the extent that you can concerning who you are sending it to so it doesn't seem automated, and send it as often as you can until you get a response.  

I have an automated system that handles it for me.

Big thanks to everyone for being instrumental in helping me build templates and be very prepared to get right off on the ground running.One issue I've been having trouble figuring out how to automate is how to clean the pool or do maintenance on it between guests. 

I haven't found an exceptional way to determine rental comps as an automated process.

Eventually I'd rather automate the Craigslist scraping/contacting though.
