Not sure if PMI does short-term rentals, but I know several of the guys there and they are quality people.

It does make a lot of sense to choose quality over quantity. 

These cities tend to command quality tenants, and they have great schools.

Maybe cannot cover as much ground with them but you will come across as a quality person specifically reaching out to them.

They can also help you understand if the location is good/okay/bad for finding quality tenants or anything to watch out for. 

Was the lender of good quality and were your needs met?

Next quality of life issues sticking doors, cabinets locking doors, paint, finishes.

I see quality property at 6 million NNN for 5.2 cap rate in FL with investment grade tenant that has 2% per year rental increases.With inflation coming active yield investments for sure likely have more rent growth to offset inflation.

Of course, quality resources(books/materials) to educate and sharpen your skills is key.
