Hey @Gregory Spurrier I don't want to put the pressure on you but I will let you know my wife and I house hacked with 4kids and 2 dogs in market that most say you can't cash flow in and makes no sense for investing.

I am time pressured by agent and title company  

I already have several accredited investors willing to put 200k-325k into my first deal (pending numbers work for them obviously) and I have another Investor waiting to see my first deal who is aware of Syndication and will need little pressure to invest.

But as prices rise in smaller cities, especially in the Inland West and Sun Belt, economists and Realtors warn there will be unforeseen consequences, and it could take years before enough housing is built in these areas to alleviate price pressures.

Maybe it will be a good investment but I would be cautious about the rent rates with all of the pressure from competition. 

We are monitoring the situation closely and have reached out to make sure our contacts there are safe, however, given the devastation experienced in some areas of Louisiana we are not pressuring our contacts in New Orleans to talk business/conference yet.

But putting more inventory on the market, even new/high-end product, will take pressure off prices across the board.

First, she's gearing up to retire, she has an older uncle she has to look after who is a horder & lastly, she is being pressured by the city to do some immediate repairs, which she doesn't have the capital to do.

The pump on our community well (~50 properties) broke and the contractor can't get out there to replace it until Monday so that would explain your low-to-no water pressure. 

Record-high home values have widened the affordability gap, creating an even larger number of renters-by-necessity, putting even more pressure on apartment demand.
