You can't do pretty much anything without paying residual monthly fee with constant emails about mentoring , upgrade, blah blah.

Ask for help from as many mentors as possible and keep learning.

I curious to hear your thoughts on this because I have a mentor that told me they raise rents every year no matter what and i should do the same.   

I'm in the process of finding a mentor and might have someone that would be willing to have me help him with his rental projects.

AND, find a mentor or investor on this forum (or a friend who invests if you know any) and buy them a steak dinner if they will walk the property with you and give you advice on what parts of the inspection report are must-do items in the short-run and which you can leave for later (or indefinitely).

Find a local mentor to help.You'll make mistakes no matter what. 

Don't try to find a "mentor", just have coffee with people you like and then continue to stay in touch with them.I'd gone to a few local RI real estate meetups from meetup.com over the years.
