hi!  if I'm going to paint the same Agreeable Gray color on walls 4 years later, do I need to do two coats or will one suffice?  walls are in great condition with only a few minor nail holes and additional minor spark...

I would use that interior and leave storefronts, but I think you can develop a co-working system in pods (safety for solo use and cleaning) where residents could book them and pay in advance and then key in and out which would let you build more units (office space outside of the unit) and offer more amenities.
