Do your homework, talk to other landlords he/she has worked with, talk to property managers they may have worked with and find out if they are state certified...also take a look at some of their work if you can.#5 Mistake - Not understanding how 'white elephants' will deter good tenants from renting.  

I did my homework, the area seems to be okay, school is acceptable, rent for 3b/2b is around $800-$1000 depending on the condition of the house.I was wondering, can someone recommend a property management company and contractor in that area?

In all seriousness, several posters have pointed out some major math errors as well as some very dramatic assumptions that are not likely to happen.

Theoretical math and calculus is far and away different from understanding how the world works.  

Be sure your math is correct.

Rent the 1st and if you've done your homework and have a property that rents for a reasonable rate -- which is the goal -- then that income strengthens your financial position for your next 'owner occupied' purchase.
